Design Strategy
This is the thinking that shapes every decision that follows. Before any finish is chosen, we define who the space is for, how they will live and connect in it, how it should position against the competition, and what it needs to achieve. That could be anything from faster leasing, higher bookings, stronger retention, or a better resale value. You can hire this service on its own for clear direction on a single project, or as the foundation of a full design engagement.
Interior Design
This is the full design build, from first concept through to final install. We handle space planning, custom millwork and detailing, furniture and finish selection, and complete interior design documentation packages. Every drawing and specification carries your design intent forward, so what gets built matches what was approved. We coordinate closely with your architect and contractor throughout, protecting both the quality of the result and the budget it was promised on.
World Building
How a space makes people feel and behave is something we design on purpose. We apply environmental psychology and biophilic design to space planning, circulation, lighting, natural materials, and the senses, so the environment quietly guides the behavior your asset depends on. Discovery & Alignment
This is where we define what the design has to achieve. We study the site, the local market, your goals and the people who will use the space: how they will live, meet and spend their time there. Together we set the brand and lifestyle direction, test how the space can work and agree on a concept. You leave this phase knowing exactly what the design needs to do, and why.
Design Development
This is where the design takes shape. We produce the floor plans, material selections, mood boards and sketches, then the full set of interior design drawings and specifications that protect your intent. You review and approve each direction before construction starts, so there are no surprises on site.
Execution
We manage the project to keep it on schedule and on budget. We handle purchasing, vendor sourcing, logistics and delivery dates, and work directly with the contractor on site. Staying close to these details is what keeps the finished space true to the approved design and avoids costly delays.
Handover
We deliver a finished space that is ready to perform from day one. We walk the project for quality, check every detail and style the interiors so they are ready for photos, tours and move-in. Everything is chosen to look right on opening day and hold up to years of real use.

Tolga Guny is the founder and principal of Tolga Guny Collective. Over 16 years, he has designed soaring high-rises, boutique hotels, multifamily communities, and private residences. His background runs deep in large-scale multifamily, with 4,000+ units designed across the United States and Türkiye. Across his career, he has led cross-functional teams, and his work has earned industry recognition, including two ADEX Platinum awards.
Tolga's approach rests on a simple conviction: great design should serve the people who use the space and the people who own it. He starts a project by identifying the pain points first, then designs the environment that solves them. Developers, operators, and architects work with him because he speaks their language, translating occupancy, lease velocity, NOI, and brand equity into spaces people don't want to leave. Clients also know him for making the work genuinely enjoyable.
