Senior attention on every project, and a way of working built around people and how the property performs. Four principles guide every decision I make.
Character Is Not Optional
Somewhere along the way, modern started to mean empty. White walls, no story, nothing to hold on to. I design a different kind of modern: clean and current, but warm, layered and full of personality. Character is not decoration. It is the reason a place is chosen over the building next door, and the reason it is remembered. It lives in the details people touch, the colors they feel and the way a room greets you. Strip that away and a building becomes square footage, competing on price.
I Design Worlds, Not Rooms
Every project gets its own story, drawn from the people who will use it and the place it sits in: its history, its landscape, its culture. I carry that story through every room, the light, the materials, the art and the way you move from one space to the next, until the building feels like a world of its own. That world is what gives a property a clear position in its market. Spaces that pull people toward each other turn strangers into neighbors. The best places heal a little, and that is what I design toward.
People Decide, and the Asset Performs
Every design decision I make starts with the people who will use the space, and every one is measured against how the asset performs. That is the point of human-centered design: people choose places that feel good, stay longer and pay more to be there. So I work in the numbers developers use, occupancy, lease velocity, retention, nightly rate, NOI and resale, and I value engineer as I go. On one 397-unit tower, that meant nearly $1M saved in FF&E with no step down in finish. Design is how I get you there.
You Work With Me
I design every project myself, from the first concept sketch to the final walkthrough, and I stay your point of contact the whole way. When a project needs more hands, I bring in architects, contractors and specialists I have trusted for years. You get senior attention on every decision and the right experts at the table, without paying for the layers of a large firm. Your budget goes into the quality of the place, not into management. And because the person who sets the vision sees it through, nothing gets lost between the first idea and the finished space.
Meet the Founder
I’m Tolga. For more than 16 years I’ve designed high-rises, boutique hotels, multifamily communities, and private homes, over 4,000 units across the United States and Europe. For eight of those years I led design teams inside development companies, which taught me to see a building the way an owner does, and the way the people living in it do. My work has earned two ADEX Platinum awards.
I’ve watched a lot of design lose its character. Somewhere along the way, modern started to mean empty: white walls, no story, nothing to hold on to. I’ve never believed that. To me, modern can be clean and still warm, layered and alive. What I love most is building worlds, places where you walk in and your shoulders drop, where light, nature and real materials quietly pull people together. A good space can heal a little. That is what I design for.
