For this 397-unit ultra-luxury, fully furnished, micro-apartment project, we replaced high-cost, architect-specified Murphy beds with custom furniture solutions. This targeted value-engineering approach generated nearly $1 million in direct FF&E savings, protecting the owner's bottom line without compromising the property's premium aesthetic. By collaborating closely with our manufacturing partners, we engineered bespoke, multi-functional sleep-and-lounge systems that integrated seamless storage and maximized usable floor space. This creative pivot not only circumvented the long lead times and complex installation processes associated with traditional wall beds, but it also elevated the day-to-day resident experience. As a result the interiors feel significantly more spacious and cohesive, proving that rigorous budget management and high-end, intelligent design can go hand-in-hand to maximize a development's overall ROI.
